Existing Space

The real‐estate broker found a warehouse space in an ideal location. The warehouse has two doors on the East and West sides. There are no windows but there are three 10 ft wide garage doors on the North side and one on the South side. Ample free parking is available on the North side and the South side. There is an existing 3‐ton Carrier rooftop unit over a walled room in the warehouse space. The unit’s Model number is 50GC‐M03A1A5‐0A0B0. It is located 8’ from the West wall and 8’ from the South wall. Three‐phase electricity is available but there is no steam, hot water, or gas for heating. There is also no chilled water availability.

The roof is 16 ft high and has a slight slope for water drainage. Its construction includes the following:

  • Built up roofing 0.375 in

  • Roof insulation with a density of 17 lb/ft3, 4” thick

  • Light weight aggregate concrete with a density of 120 lb/ft3, 3” thick and high thermal conductivity

  • Corrugated metal deck

  • Metal ceiling suspension system with metal hanger rods

  • 1.5” Non‐reflective air space

  • Light weight aggregate on metal lath, 0.75 in thick The wall’s construction includes the following:

  • Face brick 4 in

  • Cement mortar 0.5 in

  • Concrete block, 8 in light weight aggregate with vermiculite‐filled cores, 72 lb/ ft3 concrete

  • Gypsum wallboard 0.5 in foil backed

  • There is no insulation under grade

Planned Renovations

The business incubator design shown in Fig. 2 is provided by the architect. The architect’s vision is similar to that shown in Chicago’s Make City where a tenant lounge is created in a warehouse space:

  • The space is designed to accommodate 30 people performing office work between the hours of 8am and 6pm.

  • Laptop computers are used in every office.

  • The open area has 7 laptops and three wall‐mounted 60” flat screen televisions. A large photocopier will be also added into the space.

  • The bar kitchen has an industrial coffee maker station, a dishwasher, an electric stove top, and an oven.

  • The conference room has a coffee maker, three laptops, and a 60” flat screen television.

  • Fluorescent office lighting is used throughout the space.

  • A ceiling with acoustic tiles is used.

    • All HVAC ductwork shall be above the ceiling Page 3 of 5

    • If split systems are used, the indoor units shall be installed above the ceiling

  • Glass curtain is used on the North side to replace the garage doors

    • These are floor to ceiling x 10 ft wide

    • The architect is asking what type of glass should be used

  • 9 windows are used on the South side

    • The dimensions are provided in Fig. 3

  • The two existing door openings are used but new doors will be installed
